For real estate transactions in Bulgaria, the following taxes and fees are due on the day of the notarial deed:
• local tax for acquiring property to the respective municipality according to the location of the property;
• Fee for entry to the Registry Agency;
• Notary fee for the transaction to the notary.
According to the Local Taxes and Fees Act, municipalities in Bulgaria each year determine the amount of local tax for the acquisition of property in the respective territory in the range between 0.1 and 3 per cent on the sale price of the property or on its tax assessment, if it is higher than the selling price.
It is advisable to check in advance the amount of the local property tax.
The fee for entering the transaction in the Property Register kept with the Registry Agency is 0.1% on the selling price.
The Notary Fee is calculated on the material interest and according to the Notary Fees Tariff of the Notaries and Notarial Act, so you should consult in advance your property broker, lawyer or the notary to whom you wish to trust your deal.
